“Nastasinsky” elected minimally invasive Surgery Clinic

This project was developed for realization in Moscow, at the street, called Nastasinsky pereulok. The total floor area of the clinic according to the project equals 4 150 m2. “Project Med” LLC provided the following services to the Customer - construction of the business plan, development of the medical concept, financial feasibility study of the project. The investment memorandum for finding and attracting partners or financing was also prepared. The main idea of the project was to develop  elected minimally invasive surgery clinic, consisting of the following departments – outpatient department, diagnostic department with heavy equipment installation (MRI, CT and  ultrasound scanners, digital Х-ray devices),  department of surgery with large and small operating rooms and 24-bed hospital. Areas of surgery - orthopedics, breast care, gynecology, maxillofacial surgery, urology and phlebology. The total amount of funding for the medical organizations was estimated as 550 million rubles, including capital expenditures (equipment supply and repair work) and operating expenditures (working capital formation and losses in first period of the project), 460 and 90 million rubles respectively. Meanwhile the net present value of the medical center project is estimated as 360 million rubles with internal rate of return of 26% and payback period of 6, 5 years.

Project income after achieving operational effectiveness (in around 4 years) is estimated as 750 million rubles with EBITDA Margin of 25%. Model is leasing and long-term lease of the building (10 years) is expected.
